St Albans is the second largest suburb in Christchurch by population, behind Halswell, with 13,830 residents at the 2023 census. It runs directly north from Bealey Avenue across ground that was wetland before the city was laid out, and it governed itself as a borough from 1881 to 1903. Its housing is the most mixed of any suburb we work in: council flats, modern apartments, old workers’ cottages and large low-density estates, often within a few streets.
Why did February 2011 hit St Albans so much harder?
The September 2010 earthquake largely spared it. Many chimneys came down, but only a few complete houses were affected. February 2011 was a different event here: houses, supermarkets and shops were significantly damaged and a great many ended up demolished outright. CERA ordered the former St Albans library and community centre demolished in July 2011.
The longer consequence took years to surface. By 2014 the damage to drainage systems and the lowering of ground levels had become plain, and a group of streets known as the Flockton Basin began flooding regularly. That is a drainage and ground-level story rather than a land-zoning one. Nothing we could verify puts a technical category or a liquefaction finding on St Albans, so this page does not put one there either. In practice it means some houses here have had water through them more than once, and the people living in them already know what wet underlay smells like.
Council flats, workers’ cottages and large estates

How do you decide whether wet carpet can be saved?
By what got it wet, how long it sat, and what the underlay is doing. Clean water caught early is usually recoverable; contaminated water or several days of saturation often is not. We tell you which it is before quoting, not after.
The rooms are small and the doorways narrow. Does that make it awkward?
Not particularly. Cottages and older flats are routine work — the wands and hoses are designed for tight rooms, and a smaller floor area means a shorter job. Access for the van matters more than the size of the doors.
Do you need power and water on at the property?
Power, yes, for the drying equipment. Water is not essential because the truck-mounted unit carries its own supply. If a property is between tenants and the power is off, let us know and we will plan around it.
